• You must not build too close to a watermain or sewer for safety and maintenance reasons, so you may have to amend your design or speak to us about diverting our watermain or sewer.
• If our records show (or you know) a watermain may be close to your house (within 10m), call NI Water and request us to attend your site to accurately locate the watermain before you progress with design.
• If our records indicate that one of our pipes is within your site, you are content that you know the exact location of this pipe (sometimes our records can be approximate and it’s your responsibility to ensure you have clarity), and you are planning to build close to our asset, or move it, you need to complete a Diversion Application (watermain or sewer) Record Requests (niwater.com)

To prevent any potential delays, we recommend you complete a Single Unit Pre-Development Enquiry if you intend to connect to the public sewer system. Please refer to our 3 step Pre-Planning Process (niwater.com).

This PDE enquiry will let you know if the water and sewerage network is close enough to your site to connect, and has the capacity to bring water to your site and take sewage away. This will also inform you if you need to extend the public water or sewer network to your site and if an Impact Assessment is required.

The Planning Authority will consult with us in relation to your proposal. To avoid delays in planning we recommend you follow our Pre-Planning Process (niwater.com) When consulted we will

• Support your application for planning permission where we have identified no capacity issues.
• Agree to conditioned planning where you have worked with us through our pre-planning process and agreed a solution to overcome known capacity constraints.
• If you have applied for planning before engaging with to us and there are constraints, we will recommend to the planning authority that your application should be refused and you should come and talk to us regarding completion of an Impact Assessment.
• Once we have completed an Impact Assessment and a viable solution has been identified and delivery agreed, we will revise our recommendation to the Planning Authority.
• When you have full planning permission, we will support you with your applications to connect to our Water and Sewer Networks

We will review your proposed diversion design. At this point you can agree with NIW to complete the work yourself, (inclusive of bond and fees) or pay NIW to carry out this work and we will advise you of any financial costings.
